A: We are a cat friendly community.Please note that we require a refundable pet deposit of $300 for one pet, and $400 for two pets.
A: Yes. There are 227 on-site parking spots available on a first-come/first-served basis for all residents. All townhomes have a 2-car garage and 2 additional spots available in the driveway. Approximately 62 public parking spaces are available on James Ave. with additional public parking available on Erie St.
A: There must be at least one member of the household that is approved as an artist in order to qualify for residency.
A: Complimentary Wi-Fi hot spots are available in select common areas. Resident is responsible for in-home internet service.
A: In general, full-time students are not eligible. Full-time students are permitted if there is at least one part-time student or non-student leaseholder. However, there are some exceptions to this, so please inquire. Some common exceptions include:
- Single parent with dependent(s)
- Married students
- Recipients of public assistance (not section 8)

A: 12-month lease agreements are available.
A: A maximum of 2 occupants per bedroom is permitted.
A: Yes. Smoking is not allowed anywhere in the building including lofts, patios and decks. Smoking is not allowed 25 feet from the exterior of the building or in any shared spaces including roof top deck.
A: Community amenities include: Fitness Center, Community Room, Rooftop Deck, Yoga Studio with Fitness on Demand, Dance/Movement Facility, Performance Space, Sound/Music Studio, Photography Studio, Paint Studio, Mixed Media Studio, Pottery/Clay Studio, Storage Lockers available, Complimentary Wi-Fi in designated common areas, and a Gallery.
A: An artist does not have to be making a living doing their art, but must be able to show their art form by presenting a body of work and résumé that reflects this to an appointed committee made up of artists. We are open to all disciplines and collaborative artists.
A: Yes, we will be glad to accept your section 8 voucher as long as it covers the full rent amount.
A: To hold a rental off the market, a reservation fee of $300 is required and will be applied to your security deposit.

A: Heating, water/sewer and refuse are included in the rent. The resident is responsible for electricity (air-conditioning), cable TV, phone and internet.
A: Look at your last six pay stub's gross earnings. Add all six up. Divide total amount by six to figure out how much income you make per pay period. Multiply that number by the number of pay periods per year.

A: A non-refundable fee of $35 per applicant is required in conjunction with the $300 reservation fee. Once the applicantion is approved, the reservation fee becomes the security deposit. Applicants will be pre-screened for credit, criminal and rental history qualifications. Final approval is contingent upon income verification, tax credit compliance eligibility and artist application approval. If the application is cancelled, the reservation fee is non-refundable. Should an applicant not meet the eligibility requirements, the $300 reservation fee will be redunded in its entirety.
A: Available loft amenities include: Washer and dryer in each home, stainless-steel Energy Star appliances, quartz countertops, dishwasher and microwave, kitchen island in select lofts, polished concrete floors, spacious open floor plan concept, contemporary lighting, high ceilings (average 14'), oversized windows and skylights available in select lofts, exposed brick and other historic features.
